The 2023 US housing market is ever-changing! Here’s the latest housing market update based on a new report which shows how this year compares to pre-pandemic levels (2017-2019) as well as the past few years. For example, housing inventory in the US (i.e. the number of homes for sale) is up by about 60% from a year ago but there’s still about 50% fewer homes for sale now compared to pre-COVID levels. Even though there’s far more houses for sale now compared to a year ago, home buyers are still up against an affordability challenge as rates have increased by nearly two percentage points (1.8 percentage points as of 3/31/23) and home prices are on the rise once again this year.
